Current Washington Real Estate Broker’s license is required. Hired employee must hang license at Powell Property Management.

Reliable transportation is required. Reimbursement provided at IRS mileage rate

We Offer:

· Full-time position with competitive salary ($57,294 – $70,000 DOE)

You will:

Be responsible for showing, inspecting, leasing, and coordinating resident move-ins and move outs and initiating apartment turns. In addition, you will be responsible for maintaining resident relations and resident retention

· Handle all inquiries in a warm and professional manner

· Pre-qualify prospects

· Show available apartments

· Using preapproved rents and following marketing policies, close deals

· Process resident applications. Notify resident on approval and coordinate move-in

· Perform pre-move in inspection in accordance with or move-in policy

· Ensure all move-in paperwork is complete

· Contact resident when move out notice is received to review move-out procedures and reason for move

· Perform move-out inspection and process move-out transmittal

· Assist with marketing and advertising

· Prepare occupancy and marketing reports

· Process rent increase letters and facilitate lease renewals

· Create and post memos to residents for notice to enter, violation of rules, security issues, community environment and rule reminders

· Review, prepare and post notices for delinquent rent

· Approve invoices

· Provide references and proof of residency for former and current residents

· Handle phone calls regarding maintenance requests, initial troubleshooting and create work orders

Our ideal candidate will have:

· High school diploma or equivalent

· Proficiency in MS Office Applications (Word, Excel)

· 2+ years relevant experience

· Ability to work independently in a scaling and rapidly changing environment.

· Excellent organizational skills, and ability to communicate, both written and verbal.

· A strong work ethic based on a strong desire to exceed expectations.

· Ability to maintain current processes while working on improvement projects in a fast paced, hyper growth environment.

· Solid problem-solving skills and willingness to roll up one's sleeves to get the job done.

· Real Estate Broker’s license required. Hired employee must hang license at Powell Property Management.

Nice to haves:

· Intermediate Excel skills (PIVOTS, VLOOKUP)
